Today’s economic environment has challenged all of us who are charged with providing timely real estate solutions for our clients. Recently I have had two assignments that reflect the depth of services offered by our firm.

  1. Tim Bahr and I had listed a large industrial tract of land for sale on behalf of a TIC (Tenants in Common) ownership group. The corporation handling the sale for the TIC went out of business. This resulted in the TIC members fending for themselves in determining just what to do with this site, something they had not had to worry about previously. We were able to get with our property management group and present a plan to the TIC owners showing them where we could manage their asset while the industrial land market recovers from depressed pricing. So for a small monthly fee we are able to give our clients peace of mind.KevanSmithFinal The property management team will make sure that annual taxes are paid, the proper insurance is in place, and personnel will inspect the property on a regular basis. Subsequently, we stay involved with the client and the site and can guide the client back into the market when the time is right. This defines a win-win relationship and signifies for me what a full service firm can provide to our clients.
  2. The second experience I had was with a referral. I have a client who lives here in Charlotte and owns real estate in Georgia. My client approached me asking for my help in the disposition of his asset. Due to the comprehensive coverage provided by the NAI network, I was able to reach out to a NAI Broker in Atlanta and provide service to my client as if it were all being handled here in Charlotte. The Buyer is represented by another NAI Broker that discovered the offering from the NAI Intranet. The teamwork and communications with our client have been seamless by utilizing our RealTrac™ system. In approximately 120 days we have successfully secured a buyer for this property, and closing is scheduled for the end of September. Once again, evidence of what offering full service real estate is all about.
