Buyers are sniffing around again and are particularly looking hard at stronger credit leases with longer terms. Scheduled rent increases are especially attractive as is assumable in-place financing.

Buyers who have traditionally used leverage to acquire investments are out of the market today due to the lack of bank lending. There is some unattractive debt available, but with very low loan to value ratios and/or some forms of guarantees.

Another deterrent to the comeback of investment sales is the disconnect between buyers and sellers expectations. I have seen many willing buyers who can’t make a deal with sellers who seem to think 2009 is still 2006.

The 1031 exchange buyers, with cash, have a wide selection of properties from which to choose. From a personal standpoint as an investment broker, I have seen a marked upturn in interest from buyers who are seemingly coming back in the market.Neill Wilkinson Bio Photo (Large)

The last 2 months have been encouraging with the amount of inquiries and interest in my listings. This increased activity applies to the Charlotte area and both Carolinas where I am primarily focused.
